These Terms and Conditions ("Terms") govern access to and use of the mrzzzm platform and related services (the "Service"), including the website at www.mrzzzm.com, agency dashboard, website chat widget, hosted chat pages, and associated tools.

The Service is operated by WJIKS ("we", "us", "our") and is marketed under the brand name mrzzzm (also referred to as AI Estate Assistant). By creating an account, starting a trial, subscribing, or otherwise using the Service, you agree to these Terms.

If you do not agree, you must not use the Service.

The Service is intended for UK estate agencies, letting agents, and related property businesses using the platform for legitimate business purposes.

You must be at least 18 years old and have authority to bind the organisation you register on behalf of. You are responsible for ensuring that everyone who uses your account complies with these Terms.

You must provide accurate registration details and keep them up to date. You are responsible for safeguarding login credentials and for all activity under your account.

Notify us promptly via the contact page if you suspect unauthorised access. We may suspend or terminate accounts that appear compromised or used in breach of these Terms.

We may offer a free trial period as described on our pricing page. Trial features and duration may change. Unless you subscribe before the trial ends, access to paid features may be limited or paused when the trial expires.

Paid subscriptions are billed monthly in advance at the price shown on our website at the time you subscribe (currently the mrzzzm Starter plan). Payments are processed by our payment provider (Stripe). By subscribing, you authorise recurring charges until you cancel.

You may cancel subscription renewal through your billing settings. Unless otherwise stated, cancellation takes effect at the end of the current billing period and you retain access until that date. Fees already paid are non-refundable except where required by applicable law.

We may change pricing or plan features with reasonable notice. Price changes apply from your next renewal unless you cancel beforehand.

You agree to use the Service lawfully and only for genuine estate-agency business communications. You must not use the Service to send spam, harassment, misleading advertising, or unlawful content.

You must not attempt to reverse engineer, scrape, overload, or interfere with the Service; circumvent security or usage limits; or use the Service in a way that harms us, other customers, or third parties.

You are responsible for configuring the chat widget and hosted chat link appropriately for your agency, including accurate contact details and availability messaging shown to visitors.

The Service uses artificial intelligence to generate conversational responses. AI output may be inaccurate, incomplete, or unsuitable for a particular situation. You must review how the Service is used in your business and ensure human oversight where appropriate.

The Service does not provide legal, financial, tax, or regulated property advice. It does not replace your obligations as an estate agency, including compliance with applicable laws, industry standards, client care, and data protection requirements.

You remain responsible for communications with your clients and leads, including viewings, offers, negotiations, and record-keeping. Do not rely on the Service as the sole basis for decisions that require professional judgement.

You retain ownership of content and data you submit to the Service, including agency settings, lead information, and chat transcripts relating to your visitors.

You are typically the data controller for personal data of your website visitors and leads. We act as a data processor when handling that data on your instructions to provide the Service. You must have a lawful basis to collect and process visitor data and must provide appropriate privacy notices to your users.

We process account and usage data as necessary to operate, secure, and improve the Service. Further details are set out in our Privacy Policy at www.mrzzzm.com/privacy.

You must not upload or transmit special category personal data or other sensitive information through the Service unless you have a lawful basis and appropriate safeguards.

We and our licensors own the Service, software, branding, documentation, and underlying technology. These Terms do not transfer any intellectual property rights to you except the limited right to use the Service during an active trial or subscription.

You grant us a licence to host, process, and display your content as needed to provide and support the Service.

The Service may integrate with or rely on third-party providers (for example payment processing, email delivery, hosting, or calendar tools). Your use of those features may be subject to additional third-party terms.

We are not responsible for third-party websites, portals, or services that you link to or mention in your chat configuration.

We aim to keep the Service available and secure but do not guarantee uninterrupted or error-free operation. Maintenance, updates, or events outside our control may cause temporary downtime.

Support is provided on a reasonable-efforts basis via our contact channels. Response times are not guaranteed unless agreed separately in writing.

Nothing in these Terms limits or excludes liability for death or personal injury caused by negligence, fraud, or any other liability that cannot be limited or excluded under applicable law.

Subject to the above, we shall not be liable for any loss of profits, revenue, business, goodwill, or data, or for any indirect or consequential loss arising from your use of the Service.

Our total aggregate liability to you for all claims arising in connection with the Service in any twelve-month period is limited to the greater of (a) the fees you paid to us in that period or (b) one hundred pounds (£100).

The Service is provided on an "as is" and "as available" basis to the fullest extent permitted by law.

You agree to indemnify and hold us harmless against claims, losses, and expenses (including reasonable legal fees) arising from your breach of these Terms, your misuse of the Service, or your violation of applicable law or third-party rights.

You may stop using the Service at any time and cancel your subscription as described above.

We may suspend or terminate access immediately if you materially breach these Terms, fail to pay fees when due, or if continued provision would pose security, legal, or operational risk.

On termination, your right to use the Service ends. We may retain and delete data in accordance with our retention practices and legal obligations.

We may update these Terms from time to time. The "Last updated" date at the top of this page will change when we do. Material changes will be communicated where appropriate (for example by email or in-app notice).

Continued use of the Service after changes take effect constitutes acceptance of the updated Terms.

These Terms are governed by the laws of England and Wales. The courts of England and Wales have exclusive jurisdiction, except that consumers with mandatory rights under local law may bring claims in their country of residence where applicable.

If you are using the Service as a business customer, you agree to attempt to resolve disputes informally with us before commencing formal proceedings.
